Jonathan Hernandez started his real estate career several years ago. After a career as an active duty US Marine, Jonathan pivoted and decided to try his hand at sales. As Jonathan continued to hone his skills and grow in his career, he realized that traditional real estate marketing tactics weren't working for him. He then decided to explore digital marketing options - specifically YouTube - as a way of expanding his reach and generating more leads for himself or his clients.


Jonathan was determined to become successful in the real estate business, but he didn't want to waste money on costly advertising and marketing campaigns or buying leads from Zillow. He published his first video on April 24, 2022, and got his first call on June 26, 2022, from a YouTube lead.


What's astonishing about Jonathan's story is that he began his YouTube marketing journey when the market rates began to climb. 

Yet, while many agents began to see their conversions dwindle, Jonathan continued to see his leads increase. He attributed this to his consistent YouTube presence, which he maintained with regular video uploads and engaging content development tactics.

Even selling in a region of California that is losing population, he is seeing a massive increase in his effectiveness - with his 2022 conversion rate coming in at 17-18% from his YouTube channel alone!

Jonathan wishes that he had started sooner - as the more time passes, the more views your content will receive. Tip 2: Be Yourself


Jonathan thought that he didn't have much to offer on video. But he soon found out that simply filming and uploading was simple, easy, and not that scary. He soon realized that his story, and the way he told it, was actually quite compelling - and opened up a lot of opportunities for him.



Tip 3: Trust the Process


When it comes to the Passive Prospecting method, Jonathan encourages realtors to not reinvent the wheel. His success is due to the same reasons that many others have grown - they stuck to the system and let organic growth drive their channels. 

Rather than try to bring in "junk views" with social media-based promotion, Jonathan's focus has been to create an engaged audience that is interested in his content and will follow through with a contact.



Tip 4: Don't Fear the Bigger Channels


When you research other channels on YouTube, it's easy to feel intimidated by the sheer size. But Jonathan reminds us that everyone has a lot of opportunities, and nobody owns the platform. Though his channel is currently much smaller than others in the space, his success rate and the amount he's converted is unmatched.



Tip 5: Be Consistent


It took Jonathan around six months (in a tough market) to truly see his results begin to grow. His advice is to play the long game: don't give up if you don't see results right away, and above all else, stay consistent!
